What is Home Staging

 

Home staging is the act of preparing a private residence for sale in the real estate marketplace. The goal of home staging is to make a home appeal to the highest number of potential buyers and give the most money for the sellers. Staging is not decorating.

A staged home will, sell on average, 17% higher than a home that is not staged. (U.S. HUD)

According to the National Association of Realtors (NAR), the average staging investment is between 1-3% of the home’s asking price, which generates a return of 8-10%.That’s a pretty good investment.  59% of agents say Home Staging increases dollar value a seller receives.

Home Staging Consultation

 

Items included recommendations for each room setup, furniture arrangement, color consultant and accessories placement.

 

Please note that each home has a different “game plan” with two-hour hands-on walk-thru of the home where we make specific, detailed recommendations to help the home showcase its best features and benefits. We go room-by-room, including the exterior, with a checklist of prioritized updates.

Staging, de-cluttering, furniture, re-arrangement, provide a list of items to keep or move out of the house.   Home walk-through consultation.

 

  • $225+* – Up to Two Hours, additional hours are charged at $75.00+* per hour. *Subject to change.

  • Mileage will be charged to and from, outside a 30 mile radius from Franklin, TN.

  • Plus a written bid proposal will be emailed for Full-On Staging and De-Staging services

  • *Staging monthly rentals on home accessories and furniture rentals

  • Design fee & Re-design fee ($100.00) per hour

  • Rate- flat fee or hourly charge depends on the scope of project.

  • De-staging- our contacts last for one month term (30) days. With options to extend once your property has been scheduled to close we will remove all furniture and accessories. 

Full-On Staging and De-Staging*

This service includes the staging of the main areas of the home:  living room, master bedroom, dining room and kitchen.  With us, no room is too big or too small. Rest assured we can handle the staging work and help home sellers make the most of what they have.  JW Nash & Co. offers vacant, occupied and luxury home staging.

 

We also bring in added accessories, so that we can prepare for photo day in order to create beautiful marketing photos for your MLS listing.  Accessories can be rented or purchased from JW Nash & Co. Before and afters photos will be taken. We spend hours making dramatic transformations to your home. You’ll walk away with a show-ready home!

  • $110+ per Hour – One Stager

  • $130+ per Hour –  For Two Stagers

  • 4-7 Hours Minimum, Based on Square Footage of the Home

  • Speed Staging – Two Hours $350+ (Two Stagers), Focusing on the Living Room and Master Bedroom of the home.

  • Mileage will be charged to and from outside a 30 miles radius beyond 20 miles, outside of Franklin, TN.

  • Staging monthly rentals on home accessories and furniture rentals

  • Design fee & Re-design fee ($100.00) per hour

  • Rate- flat fee or hourly charge depends on the scope of project.

  • De-staging- our contacts last for one month term (30) days. With options to extend once your property has been scheduled to close we will remove all furniture and accessories.

Provides a budget-friendly alternative to traditional interior design.  Drawn plan of furniture plan and all other item placement in the room. Can assist you in remote cities, proving a shopping list.  All you have to do is decide which room we are staring in.
